Part 12 of the Building Regulations (2006) requires that safety features, components and equipment in all buildings must be maintained for the life of the building. BCI can carry out audits and supply appropriate software and training to ensure compliance.
This report is when you have identified a problem with your building, say for example leaking roof tiles. Our staff will assess problems encountered and report as such. There are times however where some perceived defects are from 'wear and tear' and deemed acceptable. BCI report on all aspects.
Usually required for due diligence purposes or protection works.
This is a report of a building or property undertaken before any construction commences on an adjoining property. The report is conducted in three stages. Stage one - prior to commencement of works on adjoining property, Stage 2 - after the completion of works and Stage 3 - six months after works have been completed.
If you are proposing works on the allotment boundary, or your neighbour is proposing such works, then call us to give you a report . If a dilapidation report is not conducted then it is difficult to prove damage occurred during the construction process.
Consumers, Builders, Building Designers and Architects generally assume that their plans are complete and accurate and ready for building approval. The drawings look excellent however in most cases many details and notations are omitted.
BCI offers a service where we check your drawings for compliance for all building types.
